Manufactured homes settle. Over the years, soil compacts, moisture moves, and piers work loose — and slowly your home drifts out of level. Caught early, releveling is a quick, affordable fix. Ignored, it leads to cracked walls, damaged plumbing, and structural wear. Here are the five signs we tell every homeowner to watch for.
1. Doors and windows that stick
This is usually the first clue. When a home settles unevenly, frames rack slightly out of square, and suddenly a door that closed fine for years starts to stick, drag, or swing open on its own. If you're fighting your front door, your home may be telling you something.
2. Cracks in walls and ceilings
Hairline cracks at the corners of doors and windows, separating seams in drywall or paneling, and cracks where walls meet the ceiling all point to movement. One small crack isn't an emergency — but a pattern of them, especially if they're growing, means the structure is shifting.
3. Sloping or bouncy floors
Set a ball on the floor and watch it roll, or notice if furniture feels slightly off. Floors that slope, dip, or feel "bouncy" in spots are a sign the supports underneath aren't carrying the load evenly. Left alone, this stresses the sub-floor and leads to soft spots.
4. Gaps around the home's exterior
Look where the skirting meets the ground, where add-ons (porches, awnings, decks) meet the home, and along the roofline. New gaps, separations, or a roofline that no longer looks straight are exterior symptoms of the same internal settling.
5. Plumbing problems that keep coming back
When a home shifts, it pulls on plumbing connections. Recurring leaks, slow drains, or fittings that loosen again after repair can all trace back to a home that's no longer sitting level. Fixing the level often fixes the root cause.
What to do about it
Releveling is one of the most common — and most satisfying — jobs we do. We get under the home, measure the actual elevations, adjust and re-shim the supports back to true, and address any piers that have failed. Most homes can be releveled in a day, and the difference inside is immediate: doors close, floors feel solid, and the stress on your home stops getting worse.
